2025 Building on Site

Note, for 2025, new builds are being halted until after the Avacal 10-year/Quad War event at beginning of July, 2025

Are you interested in building on site? Here are the process & expectations:

Service Expectations

  1. At present, there is no yearly fee for building owners. However, service responsibility is expected each year.
  2. Cabin owners are asked to donate time each year to both site projects & event service.
  3. Each year, please pro-actively commit your time to a site project or need by messaging HE Adeline via the options below.
  4. Each year, please pro-actively commit your service to an event being held at site by messaging HE Adeline or the event steward

Construction & maintenance expectations

  1. Your plans (building footprint & exterior visage) & desired location need to be approved by TE Alfheim & Adeline. Contact them initially to discuss prior to advanced planning. Usually, a planned visit to scout out an appropriate location will also need to occur.
  2. Buildings constructed or purchased on Merchants’ Row need to be used for merchanting and shall maintain the current exterior aesthetic.
  3. Buildings with a 2nd storey need to be constructed by a journeyman carpenter to ensure stability.
  4. Buildings are expected to be moveable, should the need arise. Please discuss with TE Alfheim or Adeline to clarify.
  5. Once a location has been selected and approved, you have two years to commence building. Completion needs to occur within a year (for aesthetic purposes).
  6. Building ownership applies to the building only, not the ground upon which the building is set.
  7. Building owners are expected (or arrange) to maintain their cabins in good repair & paint them regularly.
  8. Building owners are expected (or arrange) to clear grass (whipper snip) around their buildings prior to events.
  9. Each building is expected to have a serviced fire extinguisher available, in good state, should the need arise.

Other expectations

  1. Building sales must be initially discussed with Alfheim & Adeline, who request for the right of first refusal to purchase, prior to advertising.
  2. TE Alfheim & Adeline will also need to speak with potential buyers regarding site expectations/approval prior to a potential sale. However, please note, building sales are rare.
  3. Buildings are deemed abandoned if necessary repairs are not completed yearly, or if building owner is not visiting the building yearly, OR alternate arrangements have not been made with Adeline/Alfheim.
  4. Again, building ownership applies to the building only, not the ground upon which the building is set.
  5. Access to the building can be revoked at any time upon which the owner can make arrangements for its removal at their expense, without damaging the property or other buildings.
